Drainage, Stormwater & Below-Ground Investigation
Find where the drainage system is restricted, damaged or discharging incorrectly
Ponding, overflowing pits and damp ground can result from restricted pipes, damaged drains, root entry, poor falls, insufficient outlets or an unsuitable discharge point. Surface observations alone may not establish the condition below ground.
Signs that further investigation may be required
- Slow drainage, overflowing pits or repeated blockages.
- Ponding beside the building or beneath decks.
- Saturated garden beds and soft ground.
- Water entering subfloors, basements or lower rooms.
- Root growth, displaced joints or broken pipework.
What DAC checks
- CCTV inspection of accessible drainage lines.
- Hydro-jetting and controlled flow testing where authorised.
- Pit, grate, outlet and legal-discharge assessment.
- Dye testing and progressive branch isolation.
- Moisture mapping of affected building areas.
Repair and remediation direction
The repair direction may include pipe cleaning, root removal, localised excavation, pipe replacement, pit or grate works, downpipe correction, aggregate or subsoil drainage and connection to an approved discharge point.
Drainage work must not direct water towards footings or neighbouring land.
