Window, Door & Façade Water Entry
Identify whether water is entering through the opening or the wall around it
Water beside a window or door may come through the frame, glazing, sill, threshold, perimeter sealant, head flashing or adjoining wall. Testing one component at a time reduces assumptions and unnecessary replacement.
Signs that further investigation may be required
- Staining or damaged paint below windows and doors.
- Swollen skirting boards, flooring or internal trims.
- Moisture during wind-driven rain.
- Cracked sealant, open frame joints or blocked sill drainage.
- Ponding at door thresholds and external paving.
What DAC checks
- Frames, glazing seals, sills and drainage openings.
- Head, jamb and sill flashings where accessible.
- Door thresholds, tracks and perimeter joints.
- Cladding, render, masonry joints and service penetrations.
- Controlled spray testing while monitoring inside.
Repair and remediation direction
Depending on the result, works may include frame resealing, sill drainage cleaning, threshold repair, flashing works, localised façade sealing, crack repair, cladding remediation, drying and reinstatement.
Complete window replacement is recommended only where testing and condition support it.
