Trace the water before planning the repair

Staining below or beside a balcony does not prove the entire waterproofing system has failed. The source may be a cracked grout line, failed perimeter seal, door threshold, outlet, penetration, balustrade fixing or wall junction.

We test these areas in stages while monitoring the affected room. This confirms whether the balcony is involved and narrows down the area that needs repair.

What we test

  • Thermal imaging and moisture mapping in the affected and adjoining areas.
  • Flood, spray and isolation tests, with dye when it adds value.
  • Tiles, grout, flexible sealant and movement joints.
  • Door thresholds, perimeter junctions and wall interfaces.
  • Falls, ponding, outlets and drainage performance.
  • Balustrade fixings, service penetrations and mounted items.
  • The internal area during each stage of testing.

What the report shows

By testing one area at a time, we can see which stage reproduces the problem. The report records:

  • Whether water entry was reproduced.
  • The component or test zone linked to the result.
  • Visible defects and anything else adding to the problem.
  • The moisture damage found in accessible areas.
  • Testing limits and the recommended next step.

Some water entry only occurs in particular wind, rain or weather conditions and may not show up during one attendance. If the result is inconclusive, the report will say so and explain what to test next.

Repair the confirmed area

If the testing isolates a local defect, we can prepare a focused repair scope. A full balcony strip-out is recommended only when the results support it.
