Understand what is happening beneath the soil before removing the whole garden bed
Garden beds and planter boxes can conceal blocked outlets, saturated soils, irrigation faults, damaged membranes and high soil levels. Moisture may then move into walls, slabs, basements or adjoining rooms.
Signs that further investigation may be required
- Persistent dampness beside or below the garden bed.
- Efflorescence, paint damage or mould on adjoining walls.
- Slow drainage or prolonged saturation after irrigation.
- Soil or mulch built above waterproofing terminations.
- Root movement around outlets, joints or penetrations.
What DAC checks
- Irrigation lines, valves and operating times.
- Drainage outlets, pits and accessible subsoil drainage.
- Controlled irrigation, flood or dye testing.
- Moisture mapping of adjoining building materials.
- Waterproofing junctions, penetrations and soil levels.
Repair and remediation direction
Depending on access and condition, works may include drainage cleaning, irrigation correction, lowering soil, targeted access, localised membrane repair, liner installation, probe drainage, drying and reinstatement.
Widespread membrane failure or root damage may require staged soil removal and reconstruction.
